Looking for a flat in Ottawa?

Generally, looking for a flat in is never easy especially if you arrive in a new country. You feel lost and you don’t know where to start, what to look for… So, don’t worry, Newcomers in Ottawa w are here to help you giving you a good picture of the Ottawa rent market. 

  1. Be aware that the things may be different from where you are coming from.

It may seem so basic to tell this but you should be aware that you may not find easily a flat as you imagined or compliant to the place you use to live. In Ottawa, for instance, many people buy a house so it is not has easy to rent a full house. Also, you may find also so different options than you may not be familiar with such as sharing a flat, renting a room or a basement. So just be aware that everything can be rent !
  1.  Find the perfect location

The city of Ottawa is very diverse and each area can be so different. Then, you should consider the place to look for according to what you need.
Some people, like families need more quite places where there are schools and all the accommodations for the children so they will choose Kanata, Britania, Greenboro, Orléans or Barrhaven. But, if you are a student you would not like these places considering that they are too far from fun, so you would prefer Sandy Hill or Downtown and why not China Town…
However you must also consider the time you may need to go to school/work especially if you commute in buses…
Finally the most asked areas are Wesboro, Downtown, Glebe but it is very hard to find something to rent.
  1. Consider the price you are willing to pay.

Ottawa may seem expensive compared to your origin city, however you can still find good places to live with a correct rent. But be aware that usually an average rent in Ottawa is almost 1200 dollars for a full 1 bedroom appartment and you can get lower in some areas of the city or in Gatineau ( Québec). But keep in mind that usually cheapest place may not be safe so that’s good to know the average price.
Think also, if your budget is limited that you can share a flat (usually students do) or go to some agencies which rent affordable appartments.

  1. Start your researches

We suggest you to book an Air BnB for when you arrive here because it is the most affordable solution and more comfortable for you.
Also we suggest to try to book appartment meeting before but we know that often it is not possible.
So you can look for flat on the different support below :
  • Kijiji : https://www.kijiji.ca/
  • Social networks : Facebook groups, Twitter,  
  • Sites of the agencies : Osgoode, CVL, etc
  • Newspapers 
  • Walking (yeah!) when you have a walk you may see some ad telling they rent and giving the phone number.
But don’t forget to book a viewing before giving money and be careful about scams (never give any personal information by mail or sms, check always).
  1. Formalities to get in the appartment

When you found finally the right place to live for you. Just keep in mind that you may have formalities to do.
If you don’t have employement they may ask for deposit or account statement. Also they can ask for your credit situation.
You will have to make a rent agreement. Usually if you rent to a company they will provide it. But if you rent to a normal people then you can have a rent agreement to fulfill at the Landlords and Tenants Board. (Address : 255 Albert St, 4th Floor, Ottawa, ON, K1P 6A9).
Just don’t forget to make 2 original copies (and extra if necessary) for you and the landlords.
  1. Move on ( Finally!) and party for celebrating 

The only thing left is to move on in your new home. If it is furnished that so easy, if not, then you may need to buy things for house such as furniture, towels, dishes… Then, if you don’t have too much money you can find home accessories in Dollarama, Geant Tiger, Walmart…For the furniture, be simple and just go to IKEA 🙂
